The city of Tacoma is pushing transit-oriented development by the Tacoma Dome Station.
According to the request for interest released by the city, the hope is for a high-density commuter housing project with a minimum of 100 market rate housing units, with ground floor commercial uses on East 25th Street. Affordable units should not exceed 20 percent.
The appraised value of the nearly 28,000 square-foot site is currently $23.62 per square foot, subject to review. Furthermore, SEPA comes pre-approved with no recognized environmental conditions and there are no impact fees.
A flyer boasts the location as the “most comprehensive transit hub in Puget Sound,” including Sounder Commuter Rail, Sound Transit Express Bus to Seattle, Pierce Transit local and regional bus, Olympia Express, Amtrak, Greyhound and easy access to Interstate 5.
In addition, the flyer advertises views of the Thea Foss Waterway, proximity to a variety of shops and restaurants, high occupancy rates in downtown Tacoma and the city’s position on Trull’s “Top Ten U.S. Housing Markets to Watch in 2016.”
